SWan Wharf

When The Hive took over Swan Wharf it was an empty shell with no licence, building regulations or security.

Within a few months it was transformed into a thriving hub housing over 25 independent start-ups with many active symbiotic relationships. 

By creating different department areas including an artist studio programme, gaming destination, metal and wood workshop, onsite bar-bistro, flexible events space and open office hot desk space, our refurbishment of the building caters for the needs of a wide variety of tenants ranging from £15-35 PSF.

We believe our model is special because we pick our tenants to build a collective ecosystem platform. The individual businesses can use each others services and don't need to outsource to suppliers from other buildings.
We believe this not only helps produce more work for our tenants but also creates a hub of networking and resourcefulness.

Host your event at Swan Wharf

A multifaceted space used by tenants showcasing their work and hired out to externals. The event space has hosted the BBC, Vevo, Diesel, Converse, Adidas, Timberland, The Barbican as well as the music video location for artists such as Jacob Collier, Younger and Sloes amongst many others.

Founded on a belief in “equitable exchange” the model ensures that the landlord, local community and independent start-up businesses all prosper from the arrangement whilst unlocking the true value of the property itself.   As the head tenant, The Hive take responsibility for paying rent, the overheads and all building management duties as well as managing key local relationships.
