When The Hive took over Swan Wharf it was an empty shell with no licence, building regulations or security. Within a few months it was transformed into a thriving hub housing over 25 independent start-ups with many active symbiotic relationships.
By creating different department areas including an artist studio programme, gaming destination, metal and wood workshop, onsite bar-bistro, flexible events space and open office hot desk space, our refurbishment of the building caters for the needs of a wide variety of tenants ranging from £15-35 PSF.
A multifaceted space used by tenants showcasing their work and hired out to externals. The event space has hosted the BBC, Vevo, Diesel, Converse, Adidas, Timberland, The Barbican as well as the music video location for artists such as Jacob Collier, Younger and Sloes amongst many others.
Book EventThe Hive has a range of studio sizes on both ground and first floor to suite the plethora of different needs in the creative community.
The Hive are looking to replicate the success of Swan Wharf in other locations throughout London. We have a waiting list for studio spaces and Swan Wharf is also earmarked for development some time in the near future.
If you are developer, agent or owner involved with a characterful building of 15,000 - 50,000 sq ft that with vision, creativity and commercial realism could become a real community asset as well as a positive income and PR generator then please get in touch.
The Hive make sure there are no nasty surprises. With built-in fixed cost for business rates, buildings insurance, internet, water, maintenance, and refreshments occupants are able to map out their spend with confidence and ease.
We can operate in a meanwhile capacity or more traditional lease arrangements, generally for a minimum term of 3 years depending on capital expenditure requirement and projected rental income.
